  • Advice on presenting your property ready for the rental market
  • Advise on current regulations for smoke alarms, CO alarms and Legionnaires Disease compliance
  • Advertising on major portals, office window and ‘To Let’ board 
  • Viewings (accompanied if required)
  • Tenant selection/referencing
  • Tenancy Agreement 
  • Serving of all legally required information and documents to tenants 
  • Notifying utilities at the beginning of tenancy
  • Collecting first month’s rent & bond plus a statement of account
  • Forwarding bond to Landlords deposit protection scheme
  • Gas Safety Certificate/Energy Performance Certificate/Portable Appliance Testing/ Legionella Risk Assessment arranged if required (cost paid by landlord)
  • Tax Advice 

Full Management Service

£360 including VAT plus monthly management fee of 12% + VAT  (14.4%)

As per our Tenant Find service plus....

  • Collection of monthly rent and transfer to landlord
  • The preparation of a monthly rent statement
  • Out of hours Tenant Helpline
  • Periodic inspections, report sent to landlord
  • Arranging routine repairs and maintenance and quotes where necessary
  • Inventory update
  • Bond protection with the Deposit Protection Service
  • End of tenancy check out and dealing with the repayment of the bond
  • Notifying utilities at the beginning and end of tenancy
  • Gas Safety Certificate (CP12)/Electrical Safety Certificate/Energy Performance/Certificate/Portable Appliance Testing/Leigonella Risk Assessment arranged as necessary (cost paid for by Landlord)
  • Legionella Risk Advice
  • Ensuring compliance for smoke & CO detectors
  • Serving of appropriate legal notices as required

 Rent Collection Service

7% including VAT of monthly rent (min £35 including VAT)

We offer a rent collection service for those landlords that do not require our full management service.  This includes a monthly rental statement and chasing of any late or outstanding rent on your behalf.
